I have had two client tell me their financial planners predict interest rates will climb to 9% in the next 12 months. So guess what that will do to the housing market. I read in today’s local paper houses have stopped declining in price and experts believe will stay steady before any climb starts. I also believe we have hit the bottom, but I worry now about those interest rates.

Loyalty is a two way street. A good agent will bend over backwards for his or her client, as long as the agent knows that the client won’t defect to another agent once they find their perfect house.

Choosing a Buyer’s Agent to work with will benefit both buyer and agent. You get to work with a professional with years of experience in home purchases, can answer all your questions about the process of buying and the number one reason is that buyers agent will negotiate on your best behalf not the sellers. They will do all the paper work while looking out for your best interest.

The agent gets the peace of mind that once a house is found they will get paid for their effort and best of all they get paid by the seller of the home not the buyer, so why would a buyer not want to have a dedicated Buyers Agent at their side.

A;Yes. And I think it’s especially important to have your own agent when buying a home from a seller that does not have one. Why? Because most sellers are not experts on various laws and regulations that pertain to real estate, so having a competent agent involved is a definite benefit to both buyer and seller. Fortunately, most sellers are aware of this and are willing to work with agents.

Q: I heard that buyer's agents are free. Is that true?

A: Working with a buyer's agent is usually free to the buyer but that does not mean that the agent is working for free. Agents work on commission and that commission is normally paid by the seller of the home. Sellers negotiate commission with the agent they have chosen to sell their home. That listing agent then advertises that they will offer a portion of that commission to the agent who brings in the buyer (buyer's agent). In other words, the two agents have agreed to share the commission paid by the seller. This is a good arrangement for everyone involved. The seller and the seller's agent get a quicker sale. The buyer doesn't have to pay the buyer's agent. And the buyer's agent gets to earn a living helping people find their dream home.

Did you know that only 2% of all agents have earned the Accredited Buyer’s Representative (ABR) designation? Look for an agent with an ABR designation to help you find your next home. We are agents that are trained to represent you In the buying process.
